Pre-Purchase House Inspection

Avoid any nasty surprises when buying a house.  Get a Full Pre-Purchase inspection done.

Making the decision to buy a home is one of the most important decisions of your life. Having a professional, high-quality home inspection will give you the necessary information to make an informed decision and put you in a better negotiating position. 2020 House Inspection Services will provide you with an unbiased, well-documented inspection that will provide you with the information.

We inspect, inform, and advise you. We are at your side and will work with your best interests in mind.  The Pre-Purchase House inspection covers external & internal areas and a moisture test inside.

The inspection is done visually and is non-invasive, meaning it cannot pick up problems behind walls.

Real Estate Agent, Vendor, or Property Manager should be present at all pre-purchase inspections. *

Areas Covered:

  • Site: Grading, Driveway, Walkways, Fencing, Retaining walls (visual), Decks

  • Exteriors: Foundations, Roof/Flashing's Gutters, Wall Cladding, Windows, Exterior Doors

  • Interiors: Floors/Coverings, Walls, Ceilings, Windows, Interior Doors, Roof Space

  • Services (visual inspection only): Plumbing, Electrical, Security/Alarms

  • Particular attributes of the property.

  • Gradual deterioration.

  • Significant maintenance needed.

Pre-Sale House Inspection  (vendor's money saver)

Avoid any nasty surprises and the possibility of a buyer-obtained building inspection result ruining your sale.
Inspect your house before the buyer does!!

Prepare for questions and reduce the risk of last-minute, downward price negotiations; avoid unexpected surprises, and achieve a better price for your property with a pre-sale inspection from 20/20 House Inspection Services.

An inspection of your property can help you sell it. Address any issues on the front end, rather than in the negotiation process. A Pre-Sale Report will also give you the ability to fix any problems and deal with any issues ahead of time, so there won’t be any nasty and/or costly or time-consuming surprises.

All too often, a home inspection is performed as a final contingency of a sale. There may be very little time to absorb its impact. Any reported deficiencies suddenly cropping up at this crucial time often end up as deal-breakers.

The inspection is done visually and is non-invasive, meaning it cannot pick up problems behind walls.

Vendor, Tenant, or Property Manager should be present at all pre-sale inspections. *

Areas Covered:

  • Site: Overall and water flow, Fencing, Retaining walls (visual), Decks

Preliminary Moisture Scan ('plaster house' sale accelerator)

Non-invasive Moisture Scan and Report

Preliminary, multi-point, non-invasive moisture scan of a property, followed by a concise and easy-to-understand, room-by-room report.

It provides results for each room along with comments and an image of the highest reading for each room.

Non-invasive moisture readings taken pertaining to every external wall in the house (200-400 readings on average) no leaving any marks or damage to the property.

It’s already helped a number of homeowners to sell their properties faster (via either direct sale, tender, or auction).

Many buyers hesitate about purchasing ‘plaster’ houses, as moisture in homes has become such a contentious issue. To help vendors to ‘break’ this market trend, we’re now offering them a very affordable preliminary moisture scan report which vendors can use to help initially attract buyers to their property.

This report also gives vendors a ‘heads up’ on the results of potential buyers’ building inspections. Vendors then have the option to address any noted issues, so as to eliminate disappointment if their house is rejected for being ‘risky’ or if the deal ‘falls through’ due to the results of a building report.

We understand that in most cases, vendors find these sorts of reports to be very costly and so they leave them to potential buyers to undertake - a costly mistake for many 'plaster' house owners as they then lose control of the sales process or sale itself.

Our new inspection procedure and the usage of new reporting technology, however, makes this whole process very affordable – putting vendors back in control without a huge spend.

We are able to offer these reports for just $400.00 plus GST. This price covers a three-bedroom, two bathrooms, two living areas home. From there, price increases are just $50.00 per room. A smart investment for those wanting a quicker, easier sale.

* You are required to notify and obtain the agreement of any tenants residing at the property to be inspected. The Tenant, Vendor, or Property Manager should be present at the Inspection.

Moisture Inspection and Thermoimaging

Non-invasive Moisture Inspection including Thermo-Imaging Scan where applicable.

This is a comprehensive Non-invasive Moisture Inspection, including a Thermo-Imaging Scan where applicable.   It gives prospective buyers an indication of the moisture content inside the property.

Moisture is, unfortunately, a common problem faced by NZ home buyers.  Moisture can ultimately pose a threat to the structural integrity of a home and can cause a variety of medical problems for occupants.  Testing for moisture intrusion is vital so as to determine the location and severity of any problem. If identified early enough, measures to prevent the problem from intensifying can be taken.

We check for the visible condition of ceiling, wall, and flooring for any indications of water damage or presence; water and mould stains; plumbing elements wall penetrations (where possible) and security of it's connections to the wall, sealing the shower screens with the water test, toilet connections, and any running water issues. Areas next to shower and bath will be scanned with a non-invasive moisture meter; also all windows corners and door openings will be tested with a non-invasive moisture meter for moisture readings followed by random moisture scan for walls and ceiling. All suspicious and high-risk areas will be tested.

At the end of an inspection, the report outlining a property condition with images outlining critical issues will be emailed to you.

Identify potential moisture problems before you buy a property.

Auction - Inspection, and Report.

Bidding for a house at auction could be an expensive exercise for the buyer if all the checks and balances are carried out.  Our Auction Report is a new way of sourcing information about the condition of the house to be auctioned.  The report covers all aspects of the house (internal and external as well as moisture testing) but is based on exception reporting. This means the report focuses specifically on issues found and only briefly covers the rest.
